I want to keep my expenses low so I am trying to research whether I would need a title company to sell my property in the coming weeks. I have got so many opinions from my family and friends and they are too conflicting to conclude. The information that I have got till now is that the need for establishing a title company is to clear all the titles to the property for sale. Legal research is involved and I can’t do it myself. In many locations title insurance is also needed for ensuring a clear title if any errors are discovered in near future.
My main concern is related to the payment that will be given to the title company at the time of closing. Usually, the seller has to pay all costs related to title insurance, title work, and legal fees. If I want to sell my property fast for cash then I will have to pay all these expenses and as a seller, I would surely like to avoid all these expenses.
